a design build firm
Sterling prides its self on its ability to offer services to small start-up businesses. One project that represents this work would be Dr. Dina Strachan. Due to New York City’s cost of doing business with Architects, Engineers and Construction Companies when a project is under 5,000 square feet; it is very hard to do the work, let alone be able to provide them with dedicated attention and time.
However, for Sterling these small projects are not unusual but its specialty. The Design/Build approach incorporates all the required services under one roof with shared overhead for cost savings. By working together, not like the traditional step to step process, valuable coordination time isn’t wasted, nor processing documents, or handling field coordination and meetings and most important the elimination of the dreaded change orders with finger pointing negotiations due to Sterling’s guaranteed maximum price and a move in schedule. For Dina’s project Sterling incorporated her ideas and concepts from feng-shui to personal touches for furniture to dealing with building landlord issues.
For small start-up companies having to work within the landlord’s limited contribution and/or personal funds, Sterling provides a client critical service with its a pre-lease assistance. In Dr. Strachan’s case Sterling was brought in too late after the lease was signed and as a result she suffered lost capital and time due to landlord issues from; the space’s use not zoned properly, the fire alarm system not legal and the ability of running the required services for the space not allowed.
Through Sterling’s assistance in negotiations, her loss of time and money was minimal and she was able to go from having been legally committed to a space that she could not occupy to her new home and subsequently for her successful “start-up business”.
